Apartments to rent are usually advertised in newspapers. People looking for housing, which is outside the capital area, are advised to seek information at the offices of their municipality.

Rent agreement

It is important to make a rent agreement in writing[1] with the renter when renting an apartment. You will need to be well acquainted with the terms of the agreement, such as rules on insurance, notice and more.

Forms for rent agreements in Icelandic, English, Spanish and Polish can be found on the websites of the Ministry of Welfare  (www.velferdarraduneyti.is) and the Multicultural and information Centre (www.mcc.is). Rent agreements can also be found at the offices of municipalities and the Housing Financing Fund (www.ils.is).     

Municipality rent benefits

If you have a legal residence in Iceland you can apply for rent benefits[2] at the municipality social services. Whether rent benefits are paid, and what amount of rent will be paid, depends on the amount of the rent, income and family size of the applicant.

Before you can apply for rent benefits you must register[3] a rent agreement for the minimum duration of six months at the district commissioner.

Information on rent benefits can be found at municipality social services and at the Ministry of Social Affairs and Social Security. If you reside at a hostel, commercial housing or a room you cannot receive rent benefits.

Electricity, hot water, telephone and internet

When moving into an apartment it is important to have the meters for heat and electricity read so that the renter/buyer only pays for his usage.

Municipality offices can provide information on companies that sell and provide electricity and water in the municipality.

There are a few telephone companies in Iceland and they offer different prices and services for telephones and internet connection. It is best to go directly to the telephone companies to get information on the services and prices they have to offer.

[2] Rent benefits is a grant that people can receive from municipalities according to certain rules t opay a portion of the rent for their housing.

Að leigja húsnæði

Íbúðir til leigu eru oftast auglýstar í dagblöðum. Fólki í húsnæðisleit, sem býr utan höfuðborgarsvæðisins, er ráðlagt að leita upplýsinga á skrifstofu síns sveitarfélags.

Húsaleigusamningur

Mikilvægt er að gera skriflegan húsaleigusamning[1] við leigusala þegar íbúð er tekin á leigu. Það þarf að kynna sér vel skilmála samningsins, svo sem reglur um tryggingu, uppsagnarfrest og fleira.

Eyðublöð fyrir húsaleigusamning á íslensku, ensku, spænsku og pólsku er hægt að nálgast á vefsíðu velferðarráðuneytisins (www.velferdarraduneyti.is) og Fjölmenningarseturs (www.mcc.is). Húsaleigusamninga er einnig hægt að nálgast á skrifstofum sveitarfélaga og hjá Íbúðalánasjóði (www.ils.is). 

Húsaleigubætur sveitarfélaga

Ef þú átt lögheimili á Íslandi getur þú sótt um húsaleigubætur[2] hjá félagsþjónustu sveitarfélaga. Hvort húsaleigubætur fáist greiddar og fjárhæð þeirra fer eftir leigufjárhæð, tekjum og fjölskyldustærð viðkomandi.

Áður en hægt er að sækja um húsaleigubætur verður að vera búið að þinglýsa[3] leigusamningi hjá sýslumanni sem gildir í að minnsta kosti sex mánuði.

Upplýsingar um húsaleigubætur má fá hjá félagsþjónustu sveitarfélaganna og hjá félags- og tryggingamálaráðuneytinu. Ef búið er á gistiheimili, í atvinnuhúsnæði eða herbergi fást húsaleigubætur ekki greiddar.

Rafmagn, heitt vatn, sími og Netið

Þegar flutt er inn í íbúð er mikilvægt að láta lesa af mælum vegna rafmagns og hita svo leigjandi/kaupandi greiði einungis fyrir sína notkun.

Skrifstofur sveitarfélaga geta gefið upplýsingar um fyrirtæki sem selja rafmagn og heitt vatn í sveitarfélaginu.

Nokkur símafyrirtæki eru starfrækt á Íslandi og bjóða þau upp á mismunandi verð og þjónustu fyrir síma og nettengingu. Best er að leita beint til símafyrirtækjanna til að fá upplýsingar um þá þjónustu og það verð sem þau bjóða.

[1] Húsaleigusamningur er samningur sem leigjandi gerir við leigusala um leigufjárhæð og fleira.

[2] Húsaleigubætur eru styrkur sem fólk getur fengið frá sveitarfélagi eftir ákveðnum reglum til að greiða hluta af húsaleigu fyrir húsnæðið sem það býr í.

[3] Þinglýsing samninga miðar að því að skrá þá opinberlega til þess að tryggja og vernda réttindi þeirra sem samningana varða.
